Our Guide to Selling
With strong local knowledge and connections, no detail is overlooked. We are proactive throughout the entire sales process from start to finish, working together with our clients to achieve their goals, and exceed your expectations in the following key areas:-
How much is your home worth? It’s vital to get an accurate valuation to achieve the best possible price in a timescale to suit your needs.
Creating the right impression is very important when selling your property. We can give you advice and guidance on how to create the best ambience within your home during viewings.
The best agents will only use the highest quality images, video and a floorplan to promote your home. First impressions do count, and that’s why we use a professional photographer, as standard.
Our state of the art technology goes to work matching suitable buyers to your home. Matching people and property is our job – we will phone, text and email suitable buyers for your home.
Your online portal
Sign into your personal account to access all information 24/7 relating to your sale, including valuation, booking viewings, feedback, sales progression, messages and more.
We understand that the ‘FOR SALE’ board still proves itself as a strategic way of advertising your home. It generates interest through word of mouth from neighbours and passers-by to potential buyers. As early innovators, we are the first local estate agent to adopt reflective boards to stand out from the crowd.
In today’s modern digital world, the best agents will be active on social media platforms to integrate into their local community – in fact, Country Property are proud to be a sponsor of several local organisations, and often support community events in person.
Our experienced negotiators Stephen, Liz or Paul will accompany all viewings around your property giving viewers the best and most informed experience around your home. We are regularly praised by prospective buyers in this area.
When an offer is submitted we will guide you through every step of the process. We will clarify the chain details if any and request financial proof that the purchase is achievable. We will negotiate to achieve the best possible price for you.
Accepting an Offer
When an offer is accepted, it is time to instruct solicitors. We will recommend a firm based NOT on their referral fee (nil), but one that is compatible, knowledgeable and personally accountable. The conveyancing process can be a long and bumpy road at times (8 weeks minimum), but having an efficient solicitor on board plays a big part.
Keeping You Informed
Once solicitors are instructed one of the team will regularly report to you with updates on your sale, to ensure key milestones are being hit. Your buyer may need a mortgage valuation or a more detailed survey. They will also need to pay for the local authority search and others. Your solicitor will need to prepare and issue a draft contract to the buyers solicitors who will then need to raise additional enquiries. This is standard legal procedure, and of course required throughout the whole chain, often requiring us to liaise closely with other estate agents in the chain.
Exchange of Contracts
When both solicitors are ready and all involved have agreed a mutual completion date, your solicitor will request relevant fees and deposits to be held on account in preparation of exchange of contracts. When this happens, we will contact you and confirm the completion date and offer further advice such as removal company recommendation, keys, meters, and so on.
On completion day, once the purchase monies are received your solicitor will authorise us to release keys. Chain dependent, this can be as early as 11am or as late as 4pm, although it is usually mid-afternoon.
