The Valuation
ARLA qualified staff will provide you with accurate advice to ensure local market forces are considered to ensure a speedy and successful let. This can be done by visiting the property or a virtual valuation.

Compliance
Your property must meet UK’s legal safety requirements and standards. We ensure our landlords are kept up to date with the latest legislation – it’s all part of the service. We will work on the essentials such as gas safety certificates, electrical safety certificates and building insurance etc.
Marketing
All properties will have a Brochure with multiple photographs and measurements. They will be promoted through Country Property Website, Portals and Social Media and matched through our extensive database of tenants and contacted directly by Country Property staff, who will check their suitability to rent a property.
Viewings
All viewings are accompanied by a member of our Lettings team or, occasionally via video conference link to the prospective tenant.
Choosing the Correct Tenant
All prospective tenants will undergo the strictest of selection criteria which includes an independent referencing company for credit and financial checks, employer’s references, previous landlord references, identity checks for proof of residency. Only once these checks are satisfactory, can we then recommend the tenants to you.
Paperwork and Tenancy Documents
Up to date Tenancy Agreements will be prepared for signature, supported by deposit certification and protection, right to rent checks, prescribed information, standing orders, and certificates.
Signing the Tenancy
On the commencement day of the tenancy we will ensure that the tenant signs all relevant forms, that all payments have gone through and that all legal requirements have been completed. If we fully manage the property an Inventory or Schedule of Condition is carefully completed and supplied to the tenant – vitally important in ensuring that your property is fully protected during the tenancy (we can also provide these if you are only using our Introductory Only service – please call for a quotation).
A Smooth Running Tenancy
If you are using our fully managed service – just relax and we will take care of everything for you, such as:-
- Carry out inspections of your property, one after 3 months and thereafter 6 monthly.
- Ensure any maintenance issues are dealt with to a satisfactory standard in order to keep you legally compliant.
- Collect monthly rent on your behalf and make payments, chase late payments and negotiate rent reviews.
- Keep you fully informed of new regulations, compliance and regulations.
- Communicate with you at all times to ensure you are updated.
